The Reception building previously located at the entrance to South Seas Resort has been demolished and is now just vacant space. Hilton Grand Vacations will now handle all guest check-ins. Check-ins will no longer occur at South Seas Resort. All owners, guests, and renters must now check-in at the new HGV Sanibel office, located at the Tarpon Bay Center located at 2460 Palm Ridge Road in Sanibel. The office is conveniently located off the main road you travel through Sanibel on your way to Captiva and South Seas Resort.

After your initial check-in on Sanibel at the HGV office for keys, you will go to the SSIR office located across from the South Seas Resort entrance to obtain your amenities bracelets.
All timeshare Associations act independently, and do not operate under the same rules and conditions. Each are self-governing and autonomous. Therefore, it is important to note that what one timeshare Association may provide, another may not.
Owners, guests, and renters of the Plantation House DO have amenity privileges. Amenities include: usage of the main and slide pool; lounge chairs, umbrellas and towels on Sunset Beach; private main pool gate entrance, golf privileges (for a fee), and trolley usage. It is imperative to include your name(s), and the name(s) of any guests that will be sharing your unit on your “Arrival Information Form” to obtain an amenities bracelet at the time of check-in. In addition, if you are renting your unit, it is vital to accurately and completely list the names of your renters on your “Arrival Information Form” for each of them to receive an amenities bracelet.
Timbers Company is strictly enforcing accesses to amenity areas and privileges to only those wearing an amenities bracelet ---- WITHOUT EXCEPTION.
Several of the timeshare complexes do not have amenity privileges.
Plantation House has amenity access.
Plantation House parking for inhouse registered owners/renters will be for one car or one golf cart as designated by the unit number sign marker. The six remaining unmarked unit spaces will be for guest parking of Plantation House owners.
Pets and emotional support animals are not permitted. Trained service animals must be registered in advance at the office.
Currently, HGV has a sales office and team to market and sell units. At this time, they are not offering a unit rental service. You will need to advertise on your own through social media, classified ad, Facebook, or there is a web site www.southseastimeshares.com which offers a classified section. Nevertheless, it is imperative that you forward the appropriate paperwork to HGV when you rent, with the name(s) of the renters to ensure they receive an amenities wristband.
Timbers Company, along with its partners, acquired South Seas Island Resort on September 30, 2021. All operational aspects of South Seas Island Resort are overseen and led by the Timbers Company and the South Seas management team at the resort. The acquisition DID NOT include the purchase, ownership, or control, of any of the interval timeshare Associations. Each interval timeshare Association maintained their independence and ownership under the management of Hilton Grand Vacations [HGV]. Timbers Company has the absolute authority to establish, revise, or dismiss any operational Resort policy or practices. To date, the following are they known policies/practices they have established:
Golf carts
- South Seas Resort is restricting golf cart rentals for their resort and marina guests to be through the Timbers Company cart rental company only.
- The Timbers Company golf cart rental service is only available to guests with amenity access or owners with a membership.
- Third party cart rentals can be picked up outside of the gate (not on Resort owned property) and driven to whatever Association the owner/guest is staying at as long as they stop and register the cart with the gate and get a hang tag for the cart.
Parking
- Timbers Company is not allowing any third-party rental carts to park on Resort owned property that is not opened to the public whether you have amenity access or not.
- Owners cannot park their personal vehicles or third-party rental golf carts in Resort owned parking areas.
- Cart charging parking will be restricted to South Seas rental carts only.
- An owner/guest with amenity access that rents a South Seas rental cart will have access to cart charging and parking areas.
Wristbands
- Provided the timeshare Association has an amenity agreement with Timbers [which the PH does], Timbers will only issue wrist bands for the number of registered guests in the unit. If two people are staying in your unit and the unit has capacity for six you will only get the two wristbands.
- If an owner/guest who has amenity access takes extra wristbands and gives them to another guest who does not have amenity access, they will lose their access.
-If an owner/guest has multiple weeks in different associations and access to amenities the first week, but not the second, and they try to use the bands during the second week they will lose their access.
- Timbers has stated that the bypassing of their systems to use amenities without a fee is a theft and trespassing.
Golf Course
- For Association owners with a recognized Timbers amenity agreement, tee times can be made with a confirmation number up to 90 days out. Timeshare guests will not be issued a confirmation number until HGV sends the list of arrivals and South Seas Resort enters them into the system, after which time you will be sent a confirmation number.
- Unregistered guests cannot be booked with a registered guest. A Plantation House owner cannot bring a South Seas Club owner to play for an example.
-No entrance without wrist band even if guests is with registered owner.
Timbers Company has proposed and submitted numerous proposals to State and local governing authorities requesting amendments to Lee County’s comprehensive land use plan regulations addressing density, height, setbacks, and other development limitations.
Their proposed plan included:
-Development of up to 272 residential units in several new waterfront/beachfront condominium buildings and the construction of two new hotels totaling 435 units. [The north hotel will have 185-225 rooms, replacing the former Harborside Hotel, and a new hotel of 180-210 rooms to replace the former conference center]. This proposal, if approved, would violate the longstanding comprehensive development plan for South Seas Resort and increase density from 912 units to 1347 units – a 48% increase. Building heights upwards of 65 feet. Their plan fails to adequately address:
- If available potable water and sewage treatment could handle the significant increased density.
- Traffic analysis and parking.
- A realistic evacuation plan.
A number of articles and comments have been posted on the Timbers Company website and other social media platforms that at times have been inaccurate, incomplete, or misleading. Your Board of Directors is actively engaged with HGV, and our legal counsel, monitoring the hearing developments, and offering factual objective input.
The “Captiva Civic Association” and the “Protect Captiva” coalition have taken an aggressive lead with legal action challenging the proposals by Timbers Company with actual facts and data.
